Built on an area of 3.7 hectares this is the second IKEA store in the country

Located in the Jakarta Garden City township in Cakung, East Jakarta, this is Jakartas second new-build IKEA which involved 3 basements in soft soils with high water table and 3 above-grade retail stories with high quality exposed concrete floors. TTW's Scope included structural, stormwater drainage and pavement design, earthworks optimization, traffic flow advice and traffic permit submission. The 89,000m2 site is divided into two central warehouses and two basements with ground floors levels for parking areas. The Aeon Mall across the road is also a TTW structures project.

 

The client's requirement to use high quality exposed concrete floors with an adequate shrinkage crack control was challenging as it's always difficult to achieve in bonded concrete toppings on precast. TTW opted for various options required which included suitable reinforcement content with close bar spacing, good continuous curing (and pre-curing) from placing the concrete through to completion of the curing period, measures seeking a concrete mix with reduced shrinkage properties, and protection from drying effects of wind and sun.

Conventional reinforced concrete with composite precast hollow core slab panels in the suspended floors was used on all structures. To avoid the challenges associated with hollow-core precast and seismic designs, TTW took all precautions into place and designed all the perimeter frames for the required strength and seismic ductility; while following a construction sequence that was closely specified for temporary stability without compromising shrinkage control.

The deep basement with soft soils and high water table presented challenges both for temporary and permanent conditions of the structure. The least cost (and least material) solution involved contiguous bored piles which were designed for temporary retaining and to assist the permanent basement walls to resist the permanent retaining pressures.

The completion of this project will be a milestone in the current expansion of the brand across Asia, and it would also be a significant benchmark for TTW as one of the largest projects in terms of building areas.
