A long-running project for TTW with involvement in earlier stages spanning back to 2002

M by Montefiore is a high-end addition to the existing retirement facility located in the Montefiore Jewish Homes Randwick campus. The two new buildings consist of 79 spacious apartments ranging from one-bedroom to three-bedroom penthouses. The apartments are designed to accommodate Jewish customs and way of life, with kitchen facilities suitable for Kosher and appliances that function in Sabbath mode. The fit-out is highly considered using quality natural finishes, bespoke detailing, and light-filled spacious planning.

The precinct also offers first-class community facilities, including reception and concierge, club lounge, bar and dining, flexible function rooms, cinema, swimming pool and gym, as well as BBQ courtyards.

Engineering challenges included a below water table basement in sands, very high-end architectural finishes to structural elements and posted tensioned floor plates with heavy planter boxes on cantilevers.

A high design water table creates substantial uplift hydrostatic pressure on the basement slab. The building self-weight has been utilised to balance the uplift loads with a section between the two buildings requiring tension piles to restrain the basement from uplift where there was insufficient building weight above.

The first stage of the precinct started in 2002 with the design, documentation and construction phase services for the five-star nursing home. Scope of works at the time included detailed support for façade systems, consideration of high water levels and extensive civil and road works.

The façade works included high performance glazed aluminium facades, including sliding doors with integrated drainage. Likewise, the façade main feature was a custom-shaped triangular terracotta baguettes screens on a lightweight, durable aluminium structural subframe that hides cleverly and stands for the elements.
