A long-running project for TTW with involvement in earlier stages spanning back to 2002
M by Montefiore is a high-end addition to the existing retirement facility located in the Montefiore Jewish Homes Randwick campus. The two new buildings consist of 79 premium Independent Living Units and extensive common resident facilities including a cinema, hydrotherapy pool, function spaces and underground parking for visitors and residents. Engineering challenges included a below water table basement in sands, very high-end architectural finishes to structural elements and post tensioned floor plates with heavy planter boxes on cantilevers,.
A high design water table creates substantial uplift hydrostatic pressure on the basement slab. The building self-weight has been utilised to balance the uplift loads with a section between the 2 buildings requiring tension piles to restrain the basement from uplift where there was insufficient building weight above.
The first stage of the precinct started in 2002 with the design, documentation and construction phase services for the five-star nursing home. Scope of works at the time included detailed support for façade systems, consideration of high water levels and extensive civil and road works.
