IKEA KBP is Indonesia's third new-build Ikea, and involved 3 above-grade retail stories with high quality exposed concrete floors over a single semi-basement parking level. Scope included structural, stormwater drainage and pavement design, and earthworks and retaining. The building consists of a ground floor level with car park and 2 storeys above for retail and warehouse.

The use of high quality exposed concrete floors with good shrinkage crack control was difficult to achieve in bonded concrete toppings on precast. For this purpose, TTW took a proactive role in specifying and informing the client and contractor about the various measures required which included: suitable reinforcement content with close bar spacing, good continuous curing (and pre-curing) from placing the concrete through to completion of the curing period, measures seeking a concrete mix with reduced shrinkage properties, and protection from drying effects of wind and sun.

The use of hollow-core precast enables very attractive, well lit and open structure soffits and flat floors but presents challenges for seismic design and for temporary stability during erection. Here our team also used slab panels and bonded toppings for exposed industrial-quality concrete floors.

The perimeter frames were designed for the required strength and seismic ductility, and the construction sequence was closely specified for temporary stability without compromising shrinkage control.
