The 6-storey residential development is a high quality medium-rise building situated on Burnley Street in the heart of Richmond. The 5000m2 building includes below ground carparking and a third level landscaped podium that provides an external common space for residents.
The building was originally developed to support both CLT and concrete alternatives owing to the significant site constraints as a result of construction access, craneage and powerlines that lie on both sides of the property. The split level basement is extremely tight for car circulation, and TTW undertook detailed geotechnical analysis pre-tender using the software package Wallap to minimise the piled shoring wall thicknesses. This resulted in an optimised basement and significant savings for the client.
Car stacker pits are used to maximise carparking numbers, with portions of these sitting just below the water table requiring hydrostatic design of the concrete walls and floorplates.
