Timber Office Building in Norwest

Located in the Norwest Business Park, The Bond is a mixed-use development currently in the construction phase.

Carved from robust engineered timber and clad in high-performance glass, this state-of-the-art building represents the future of office design, with 7-storeys of mass timber glulam frame supporting Cross Laminated Timber (CLT) floor and roof panels.

Testing the timber structure for this building took place at the CSIRO Testing facility in Ryde to ensure all Australian Certifications are achieved.

This project is a primarily commercial use building that has been designed with an 8.4m x 8.4m structural grid, with a floor to floor height of 3.7m and a ceiling height of 2.6m which results in a reduced structural and services zone.

Integrating and coordinating the services strategy within the depth of the structure is part of the success of this design within the tight floor to floor and zones on this project.

Additionally, the 13,000 m2 mass timber structure sits on top of a 17,000 m2 concrete podium with two levels of mixed-use retail and childcare and three levels of basement car parking, offering unique office space in the area using neatly detailed and exposed mass timber interiors and a flexible workplace. All complemented with full height glazing that optimises natural light while striking timber beams, columns and detailing pay homage to local history.
